Will I need planning permission for my house renovation project?
The requirement for planning permissions when renovating your house will depend on the scope of works, the type of property and its location.
Many internal alterations, and some small external changes, may be allowed under Permitted Development rights. These rights will differ if your house is in a conservation area, such as the South Downs National Park or if your home is listed.
If your property is not listed, or in a conservation area, you can usually make internal alterations, change windows and door, add small extensions (subject to current regulations), add a loft conversion up to a certain size, and add outbuildings such as garden rooms as long as they comply with height limits and occupy less than 50% of the garden space. This information should be used as general guidance only and is accurate as of June 2026. Regulations and permissions change regularly, and you should consult your local authority to confirm exactly what you are permitted to do based in your exact location and property type.
It is likely that you will require planning permission if you are adding a large extension, dividing your property or planning to change its use significantly (i.e. converting into flats), converting a listed property, or renovating a property in a conservation area. It should be noted that most flats and maisonettes do not have Permitted Development rights, and external or structural changes will generally require planning permission.
It should also be noted that in Surrey and Sussex, Permitted Development rights are commonly restricted or removed completely for listed buildings, properties in conservation areas, or properties that are subject to Article 4 Directions – where the local council removes Permitted Development rights to protect local character in specific areas.
We strongly advise clients considering house renovations to contact the relevant local authorities to fully understand specific local and property rights and restrictions before undertaking any works. When carrying out structural change additional services such as structural engineers and building control will be required and planning permission may be needed.
